Terms & Conditions

These terms govern your use of Dromi and Defenestro Marketing Solutions direct mail from Erhart Industry Solutions LLC. Last updated July 2026.

These Terms and Conditions ("Terms") are a legal agreement between you or the company you represent ("Customer," "you") and Erhart Industry Solutions LLC ("Erhart," "we," "us"), located at 4337 E Vallejo Ct, Gilbert, AZ 85298. By purchasing, accessing, or using Dromi, Defenestro Marketing Solutions direct mail, or any related product in our products, you agree to these Terms. If you do not agree, do not use the products.

1. The products

Our products includes Dromi (a mortgage CRM and pipeline system, including its document and processing layer) and Defenestro Marketing Solutions (direct mail, live transfers and lead services). Some products are sold separately and are subject to the product-specific terms below.

2. Dromi subscription

  • Fees. Dromi is billed at the fees set out in your order form or subscription agreement, including the seat count those fees cover and the rate for any additional seats. Those documents govern pricing; this page does not set it.
  • Initial term. Dromi is sold on a six-month initial term, billed monthly.
  • Cancellation after the initial term. After the initial six-month term, you may cancel with 30 days' written notice. Any payment that becomes due within 30 days of your cancellation date remains owed and payable. Your access continues for 30 days following the cancellation date.
  • Add-on features and build-outs. Custom features, integrations, and build-outs are quoted and billed per project. Contact us for a quote before work begins.

3. Defenestro Marketing Solutions direct mail

  • No contracts. Direct mail is sold per drop. There are no drop-commitment schedules and no contracts. You order weekly drops as you want them.
  • Prepayment. Payment for a drop is required in full at least two weeks (14 days) before your desired drop date. Drops are not scheduled or produced until payment is received.
  • Approval required. Direct mail is available only to approved companies. We review each company's application before running any drop and may decline or discontinue service at our discretion.
  • Non-refundable. Mail that has dropped is non-refundable. See our Refund Policy.
  • Your responsibility. You are responsible for your mailing lists, licensing, offers, and compliance with all applicable advertising, mail, telemarketing, and consumer-protection laws.

4. Dromi document reading and AI processing

Dromi document reading uses artificial intelligence to read borrower documents and assist with balancing a loan file. Dromi document reading's document reading is powered by Anthropic's Claude Sonnet models. Under our arrangement with the model provider, data sent for processing may be retained by the provider for up to 30 days for operational and abuse-monitoring purposes and is not used to train models.

AI output is assistive. Dromi document reading presents extracted values as pre-filled fields that a person must review and approve; nothing acts on unverified data. You are responsible for reviewing and confirming all AI-assisted output before relying on it. We do not warrant that AI output is complete or error-free.

5. Acceptable use and customer responsibilities

You agree to use the products lawfully and only for legitimate mortgage-origination purposes. You are responsible for the accuracy of the data you enter, for obtaining any borrower consents required by law, for your users' conduct, and for maintaining the confidentiality of your login credentials. You may not resell, reverse engineer, or attempt to circumvent the security of the products.

6. Fees, taxes, and payment

Fees are billed in advance and are exclusive of taxes, which are your responsibility. Late or failed payments may result in suspension of access. Initiating a chargeback for a valid charge is a breach of these Terms.

7. Data and security

Our handling of data is described in our Privacy Policy. Our architecture is built to the expectations of the Gramm-Leach-Bliley Act (GLBA) and is reviewed against the FTC Safeguards Rule. We do not claim any certification we do not hold. You remain the owner of your data and your borrowers' data.

8. Warranties and limitation of liability

The products are provided "as is" and "as available," without warranties of any kind, express or implied, to the fullest extent permitted by law. To the maximum extent permitted by law, Erhart's total liability arising out of or related to the products will not exceed the amount you paid to us for the applicable product in the three months before the event giving rise to the claim. We are not liable for indirect, incidental, or consequential damages.

9. Termination

We may suspend or terminate access for non-payment, breach of these Terms, or unlawful use. The cancellation terms in Sections 2 and 3 apply to voluntary cancellation.

10. Governing law

These Terms are governed by the laws of the State of Arizona, without regard to its conflict-of-laws rules. The exclusive venue for any dispute is the state or federal courts located in Maricopa County, Arizona.

11. Changes and contact
